On this project, the clients wanted to retain overall control, but knew they needed additional support. We agreed that we would work flexibly, so rather than working via a monthly fee we provided help and visited when required and simply billed on an hourly basis for our time. The 1.5-storey house was to replace a very old asbestos-clad bungalow which was well beyond its useful life, but Kevin wanted the new house to be sympathetic to its surroundings. At first, Kevin didn’t realise that Dan-Wood could modify their standard range of house styles, but they put him in touch with one of their linked architects, who took the basic design of the Point 120 and expanded it to fit the plot and introduced a double apex, instead of a single apex in the middle, to reflect the original building style. “The build process itself was really exciting,” says Kevin. “I had the slabs prepared over the summer by a local builder to Dan-Wood’s specification, and one Monday in September six lorries arrived from Poland. The site is quite tight and we couldn’t get the lorries to the site, so we had to decamp them onto tractors and trailers. But we started building at 9am Monday morning and by 11am on the Wednesday the last panel went into place. It was an amazingly quick process. “Following that, the team fitted out the house to turn-key standard, according to my choice of fittings and interior design, and the whole process, from start to finish, was finished in six weeks. “The build process itself is amazing and I fail to understand in this country why we build houses in the wind and rain with the insulation getting wet day after day, when it can be built very efficiently in a nice dry factory and assembled so quickly on site.” [post_title] => Modified Dan-Wood Point 120 by the Sea [post_excerpt] => [post_status] => publish [comment_status] => closed [ping_status] => closed [post_password] => [post_name] => modified-dan-wood-point-120-by-the-sea [to_ping] => [pinged] => [post_modified] => 2023-07-20 12:22:22 [post_modified_gmt] => 2023-07-20 11:22:22 [post_content_filtered] => [post_parent] => 46185 [guid] => https://www.self-build.co.uk/?post_type=company&p=83544 [menu_order] => 0 [post_type] => company [post_mime_type] => [comment_count] => 0 [filter] => raw ) ) [post_count] => 1 [current_post] => -1 [before_loop] => 1 [in_the_loop] => [post] => WP_Post Object ( [ID] => 83544 [post_author] => 119042 [post_date] => 2023-07-20 11:57:38 [post_date_gmt] => 2023-07-20 10:57:38 [post_content] => Kevin Crotty chose the turn-key option to build a modified Dan-Wood Point 120 on a plot by the sea. Cambridgeshire is Kimbrook House, a detached grade II listed dwelling. The clients were looking for sympathetic design that enhances the existing setting and neither detracts from or overpowers it. The proposals for this scheme were not to extend the listed structure but create a semi-independent structure away from it. A single storey family room extension has been carefully placed away from the key historic facades. This ensured minimal disturbance to the historic fabric and setting, allowing the listed structure to remain dominant in scale and presence. The use of glass links allows visual separation while creating a flow between the listed building and extension. Two key materials used were dark copper cladding and minimal framed glass, as both materials harmonise whilst emphasising the listed building's current style. The use of bio-diverse green roofs allows the existing habitat below the footprint of the building to be retained, this also softens the building into the site when viewed from the upper levels of the three-storey listed structure. 5-bedroom home that unfortunately was disjointed and did not operate as it was needed for a growing family. In a private estate road and on a prime seafront plot it needed to be in keeping with its location. The 2-year process started with plans to extend with a budget of £1.2 million, but soon developed into a £4.5 million 6/7-bedroom home with nanny annex. The home was designed to give a solid eco performance and structure-first principal, using finishing materials to provide a unique appearance. The house was designed to free flow from different areas, enhancing the living by the sea experience with equal detail to both internal and external space design. The house boasts several special features, and unlike most of projects we deal with, this was never about a budget. The brief required by its clients, was to deliver both quality and performance as a weekend and holiday home. A journey we shared together from start to finish.
  • Masonry structure with aircrete blockwork internally and stonework external skin for strong appeal.
  • Slate roof with design elements to maximise looks and performance.
  • Special designed curved window at first floor rear and zero gravity sliding rear doors of 7m (to enhance the sea views at the rear).
  • A double-sided fireplace.
  • Master bedroom with dressing room and ensuite overlooks the rear sea views.
  • Nanny annex to keep privacy.
  • Air Source Heat Pump (ASHP) heating system and thermostatically controlled zones to maximise performance.
  • Mechanical Ventilation and Heat Recovery system (MVHR).
  • Aluminium high marine grade windows.
  • External swimming pool with its own heating system and separate ASHP.
  • External summerhouse with shower facilities, plus an external kitchen for functions held.
  • Underfloor heating throughout.
  • It has its own wine cellar, gym, and sauna.
  • 3 phase electric supply and fast charge electric car points.
  • Garage has a special designed mezzanine floor with retractable staircase. This area doubles as storage and play area.
  • Electric gates to its own private drive.

They contacted us here at Amber Heating as we were local to them to help with sourcing the right heating system for their requirements, after lots of careful consideration the couple choose the ground source heat pump system. Although this is a whole new concept to the couple, they could see that the benefits of having it installed outweighed the negatives hugely Ground Source Heat pumps are excellent low carbon heating systems. Giving you high efficiency rate along with low running cost. Saving you money whilst being kind to the environment. Which again was their main goal. A year later we have been around and given the GSHP a full service the couple have told us that they couldn’t be happier with their decision. Giving you high efficiency rate along with low running cost. Saving you money whilst being kind to the environment. Which again was their main goal. A year later we have been around and given the GSHP a full service the couple have told us that they couldn’t be happier with their decision. It has made a huge difference to their lives; they feel like they are now doing their bit to help with the environment. They envisioned a spacious open-plan kitchen and dining area with three sets of glazed sliding doors offering a breath-taking view of their impressive garden. Upon completing the extension, they were thrilled with the outcome. However, they soon encountered an unforeseen issue – excessive overheating caused by the intense sunlight penetrating through the south-facing sliding doors. Exploring interior shading options, they discovered that even the most high-performing internal blinds would only provide a 63% reduction in heat-gain. Unfortunately, this came at the cost of sacrificing their beautiful view and darkening the room. Recognising Solar-Shield as experts in exterior shading, they sought our professional advice. We proposed an ideal solution: external "zip" screen roller blinds with an openness factor of 5%. These blinds struck the perfect balance between reducing heat-gain and preserving the cherished view. Remarkably, external blinds can achieve up to a 99.9% reduction in heat-gain, depending on their type and colour. To ensure a seamless integration with the new door frames, all hardware was custom powder coated to match. The motorised screens feature an in-built radio remote control, enabling both individual and group control. For added convenience and peace of mind, a Somfy® Tahoma smart hub automatically closes the blinds at pre-set times, even when the homeowners are away. Additionally, while traveling, the clients can remotely monitor the screens' positions and make adjustments from anywhere in the world. The house was a warren of rooms and very dark inside. Despite oil fuel bills of more than £2,000 a year, it was freezing cold and miserable to live in. Our clients therefore wanted to not only transform their property in terms of its look and feel but to create a comfortable home with a high level of energy performance. The build took 12 months, and was project managed by CLPM from the initial design stages to completion. The house was gutted and rebuilt to create a completely new, modern layout with vaulted ceilings, new full height windows, rooflights, a glass floor panel and a three-storey stairwell to create a light, open space. Eco credentials were key, so the roof and then external walls were insulated to 100mm both inside and out before being rendered with a breathable eco-render and clad with red cedar. The windows were highly energy efficient too and the house is now heated via an Air Source Heat pump with under-floor heating as well as two wood burning stoves. A photo voltaic array was installed to generate electricity. The result is a 1960’s eco home refurbishment with the look and energy performance of a 21st century new build. If you are planning an eco-renovation of this type or want to improve your home’s energy performance CLPM can help. Our experts are highly experienced and as we are not affiliated to any manufacturers or installers you can rest assured that our advice is always 100% independent. CLPM provide home energy audits as well as independent energy efficiency, heating system, and renewables advice for all project types including new builds, renovations and home improvements. Additionally, while traveling, the clients can remotely monitor the screens' positions and make adjustments from anywhere in the world. outside of East Grinstead, is a stunning example of the high specification finish that can be achieved in a Scandia-Hus build. The contemporary, chalet style property was designed, manufactured and built by our own Sussex factory and project management team to demonstrate the quality of our timber frame product. The modern style plank front door leads into a beautifully light and spacious hall, with Velux windows above and underfloor heating below. An open plan kitchen / dining / living area is situated through a pair of pocket sliding doors, with a utility room tucked away at the back. There’s a separate lounge with sliding doors connecting the inside space to the landscaped garden, giving wonderful views and filling the room with light. There’s also a study and the WC can be found under the stairs. On the first floor there are three bedrooms, two with en-suite, and a family bathroom. The master benefits from generous proportions and a Juliette balcony overlooking the patio area below, whilst the second and third bedrooms feature floor to ceiling glazing at the front of the property. Technology has been cleverly used throughout to create a comfortable, contemporary family home. The sound system, for example, can be easily connected to a smart phone to play music, and the temperature is controlled room by room with individual thermostats. These are just some of the interesting design elements the Adelia incorporates. This show home, as well as our traditional style Oakleigh House, is available to view Monday to Friday 9.30 am - 4.30 pm and Saturdays 10.00am - 4.00 pm. We also hold events throughout the year, visit the Scandia-Hus website or social media pages for more information.
